What experience do you have with SDA housing? 

Start by understanding their background. Ask how long they’ve been operating, what types of SDA homes they manage, and whether they have experience with your specific support needs. This is a key part of any SDA evaluation.

Not all providers offer the same types of properties. It’s important to confirm whether they provide options across categories such as Improved Liveability, Fully Accessible, or High Physical Support (HPS). This ensures the property aligns with your funding and requirements. 

Having worked closely with SDA providers, certain SDA categories such as Robust can be harder to find, so it pays to ask very specific questions. 

Robust are homes built with enhanced durability, reinforced materials, and carefully considered layouts to improve safety while still maintaining a comfortable and functional living environment. 

Based on demand patterns, Robust SDA housing is more specialised and less widely available, it’s especially important to ask providers about their experience in delivering and managing this category. You should also clarify how the design supports both the participant and the support workers, including supervision, visibility, and safe access throughout the home. 

How do you support participants long-term? 

A strong SDA provider should have a clear and structured approach to supporting participants over the long term. This goes beyond simply providing housing. It includes how they manage maintenance, respond to issues, and maintain open, consistent communication with residents and their support networks. 

It’s also important to understand how participants can provide feedback and have their voices heard.  

In our experience supporting SDA participants, well-managed SDA providers often facilitate tenant committees or similar forums, giving residents a structured way to share feedback about their living environment and Onsite Shared Support (OSS). 

Committees play an important role in ensuring accountability and maintaining service quality over time. They also support participant choice and control, which are central to the NDIS. 

If a provider does not have any clear process for resident feedback or engagement, it’s not worth exploring the company further, as having a transparent and participant-focused approach is key to a positive long-term SDA experience. 

How do you work with support coordinators and support workers?

Strong collaboration is essential in SDA. Ask how the provider communicates with your broader support team, including support coordinators and support workers, to ensure your needs are consistently met. 

What is included in the SDA property? 

It’s important to clearly understand what is included in an SDA property, as features and inclusions can vary significantly between providers. Taking the time to clarify this upfront helps avoid confusion later and ensures the home genuinely supports your daily living needs. 

This includes not only major design elements, but also smaller features that can make a meaningful difference in day-to-day life.

For example, grab rails are not always standard in every property. While they are often recommended and typically prescribed by an Occupational Therapist, going through that process can add time and cost. In some cases, providers include grab rails as part of the base design, which can make the home immediately more functional and accessible.

Are there current or upcoming vacancies?

SDA accommodation vacancies can vary, especially in high-demand areas. It’s important to ask about both current availability and upcoming opportunities, particularly if you’re looking in specific locations. 

Taking a proactive approach can make a big difference. This might include researching different areas, reading SDA housing guides, or speaking directly with an SDA provider to better understand your options. 

Most importantly, take your time throughout the process. It’s completely okay to ask questions, seek clarification, and explore multiple providers before making a decision. You should never feel pressured to commit until you’re confident the property and provider are the right fit for your needs and long-term goals. 

Can I bring my own provider or support services? 

The principle of choice and control is central to the NDIS, and wherever possible, participants may prefer to continue using their existing support providers. 

Based on our experience supporting NDIS participants, there are situations where certain shared supports—such as Onsite Overnight Assistance (OOA) or Onsite Shared Support (OSS) delivered through 24/7 concierge-style services—are tied to the property itself. In these cases, it may be necessary to use the onsite provider for those specific supports. 

While this can be a requirement, participants can often still use their individual (1:1) support funding with a provider they already know and trust. This creates a more flexible arrangement, allowing continuity of care while still benefiting from the shared onsite services. 

It’s a good idea to speak with your support coordinator to understand how this can work within your NDIS plan. The structure will depend on your individual supports, including whether OOA or OSS is required, and how your support ratios (such as 1:2 or 1:3 during the day) are set up.
