What is Specialist Disability Accommodation (SDA)? 

Specialist Disability Accommodation (SDA) housing is purpose-built or specially designed housing for eligible NDIS participants with extreme functional impairment or very high support needs. 

Unlike standard NDIS housing rentals, SDA homes incorporate accessibility and design features that can make everyday life safer, easier and more independent. 

Depending on the property and SDA design category, features may include step-free access, wider doorways and circulation areas, accessible bathrooms, adjustable kitchens, assistive technology, automated doors, backup power and other specialist features. 

Importantly, SDA funding is for the home itself. Personal care and day-to-day support are funded separately through an NDIS plan. 

Could You Be Eligible for SDA Housing? 

SDA isn't available to every NDIS participant. It is intended for people with extreme functional impairment or very high support needs who require a specialist housing solution. 

Eligibility is based on your individual circumstances and support needs—not simply your diagnosis. 

If your current home makes everyday activities difficult, limits your independence or no longer safely accommodates your needs, it may be worth exploring whether SDA-approved housing could be suitable.

Understanding the Four SDA Design Categories 

Not every SDA house or apartment is designed for the same needs. The NDIS recognises four SDA design categories, helping participants find housing appropriate to their individual circumstances. 

Improved Liveability 

Housing designed to improve liveability for people with sensory, intellectual or cognitive impairment. Features may include improved wayfinding, visibility and easy-to-understand layouts. 

Fully Accessible 

Designed with a high level of physical accessibility for people with significant physical impairment. This can include accessible bathrooms, kitchens, entrances and circulation spaces suitable for wheelchair users. 

High Physical Support 

High Physical Support (HPS) incorporates a high level of physical accessibility alongside features or provisions such as assistive technology, automated systems, emergency power and ceiling hoists. 

Robust 

Robust SDA is designed with resilient materials and additional safety features for participants whose behaviours may create risks to themselves, other people or the property. 

Your approved SDA category matters when choosing a property. A beautiful home isn't necessarily the right home unless its design, location and living arrangement align with your funding and individual needs.

  • OSS (Onsite Shared Supports)
    A shared staffing model that provides responsive and efficient support across multiple residents within the SDA environment, improving flexibility and scalability of care.
  • OOA (Onsite Overnight Assistance)
    Sleepover and overnight support designed to provide reassurance, safety, and timely assistance for participants throughout the night.

SDA and SIL: Understanding Your Home and Your Support 

SDA and Supported Independent Living (SIL) are often discussed together, but they fund different things. 

SDA is about your home. 

Specialist Disability Accommodation funds eligible specialist housing and the accessibility features built into that property. 

SIL is about your support. 

Supported Independent Living relates to the assistance you receive at home with everyday activities. Depending on your individual NDIS plan, this may include personal care, meal preparation, household tasks, developing daily living skills and overnight support. 

Having SDA funding does not automatically mean you have SIL funding, and having SIL does not automatically make someone eligible for SDA. 

A participant may have both, one, or neither depending on their individual circumstances and NDIS plan.
